The price of existing homes for sale in Spain increased by 11.2% year-on-year during the first quarter of the year, bringing the national average to €2,311/m², according to Idealista [the publisher of this newsletter]. This price marks a new historical record, having recorded one of its strongest increases in the series that began in 2006, and exceeds the increase in rental income over the same period (10.3%). Madrid (22.7%) led the increases among the provincial capitals, followed by Valencia (21.6%) and Malaga (20.3%), and along with Barcelona (11.3%) and six other major cities, they reached peak prices at the end of March.
House prices will increase by 6% in 2025, and mortgages and sales will continue to rise, according to the latest report from Servihabitat on the Spanish residential market. "This year will show some continuity with the market's behavior in 2024, although attention will need to be paid to solutions aimed at balancing new construction with new housing," the property management company said.
